FOUNDER
Jerald Batoff completed his first development
in 1993 and soon after, Midlantic Real Estate Inc. was born. In 10 years,
Midlantic Real Estate has developed more than 40 properties of over
one million square feet and is still rapidly growing.
Mr. Batoff has over 16 years of legal experience. He specializes in
real estate, government affairs and land use approvals. His extensive
experience in the areas of permitting, appeals to zoning boards and
courts and real estate tax appeals, as well as handling negotiation
of leases, agreements of sale, loan documents and partnership agreements
has earned him consideration as one of Philadelphia's top real estate
attorneys. He has been a partner at Obermayer Rebmann Maxwell &
Hippel LLP, a full service law firm headquartered in Philadelphia, with
offices in Harrisburg and Pittsburgh, Pennsylvania, Cherry Hill and
Vineland, New Jersey and Wilmington, Delaware. Jerald Batoff serves
and has served at the pleasure of various Governors of the Commonwealth
of Pennsylvania and Mayors of the City of Philadelphia in various positions
including the City of Philadelphia Board of Licenses and Inspections
Review, the City of Philadelphia Municipal Authority, and the Pennsylvania
Economic Development Financing Authority. He has been involved in numerous
political campaigns including chairing many fundraising events and serving
on various financing committees, as well as transition teams for the
Honorable Mayor Edward G. Rendell and the Honorable Mayor John F. Street.
COMMERCIAL
DEVELOPMENT
Our developments
range from single tenant commercial stores, restaurants, and gasoline
stations to multi anchored 300,000 square foot shopping centers. The
properties include major national tenants such as Home Depot, Shop Rite
Supermarkets, CVS Pharmacy, Rite Aid Pharmacy, Radio Shack, Blockbuster
Video, Hollywood Video, Autozone, Dunkin Doughnuts, Joyce Leslie, Charming
Shops, Dots, Gamestop, many area Banks, and many independents. We own
and manage individual stores ranging in sizes from 1,000 square feet
to over 100,000 square feet. Our developments are located primarily
in Eastern United States.

Since its
inception, Midlantic Real Estate has made a reputation for completing
projects in a timeframe far superior to many other competitors in and
around the Philadelphia area. The Company focuses on working with the
community to find the right tenants to blend with and make themselves
part of the neighborhood. The special attention that we give to the
communities and neighborhoods and the friendships that we have made
in the process have enabled us to develop many projects in areas where
many other companies and developers have failed.
CAPABILITIES
We have successfully
demonstrated proficiency in all aspects of real estate development,
including pro forma analysis, site acquisition, conceptual and master
planning, selecting architects and contractors, government approvals,
financing, construction management, leasing, and property management.
In our numerous
ventures we continue to ensure the success of our developments through
effective asset and Property Management. Midlantic Real Estate personnel
use advanced, networked computer software to efficiently monitor property
management and accounting activities and provide superior reporting.
FINANCING
We have arranged financing for the developments
with Merrill Lynch, Wachovia, Teachers Insurance & Annuity Association,
GMAC, Travelers Insurance, Key Commercial Group, The Bancorp Bank, Credit
Suisse First Boston, Independent Mortgage Company, Residential Funding
Group and Firstar Bank. Midlantic Real Estate, Inc. uses its own money
for substantially if not all of the equity required for its developments.
CURRENT AND FUTURE PLANS
Our focus is on Eastern United States commercial
real estate. We are developing our own projects with development and
joint venture partners and acting as a fee developer for properties
owned by others. We are interested in acquiring property for our own
projects as well as consulting to other developers in all phases from
acquisition to planning, all aspects of the approval process, finding
the tenant to fit the development, architectural and engineering consulting,
construction, and property management.

"BLOOMFIELD" Villanova, Pennsylvania
(1919-1923)
Bloomfield is an estate in Villanova which is
the suburban executive office of the Company Chairman, Jerald Batoff.
Bloomfield was designed by one of the most famous
architects of the twentieth century, Horace Trumbauer. This renowned
architect is most famous for the design of the Philadelphia Free Library,
the Philadelphia Museum of Art and Harvard's classical Widener Library.
He forged his reputation at the end of the nineteenth century due to
his architectural design, construction, and renovation projects of grand
homes that he designed for wealthy financiers and industrialists including
the “Elms" in Newport Rhode Island. Bloomfield was inspired
by the architecture of the Louis XV French chateaus of the mid 17th
century, using similar building materials of limestone with Caen stone
trim.
The ground floor of Bloomfield consists of a
reception hall and a Louis XV style oak-paneled library at the center
of the structure, flanked by a 45-foot long Louis XVI style ballroom
and conservatory to the left, and a drawing room and sitting rooms to
the right. The interiors were the work of Parisian decorator Lucien
Alavoine, a frequent Trumbauer collaborator. Additional height and dignity
is provided by the structure’s soaring sixty-foot slate roof that
periodically is punctuated with decorative stone dormers that extend
down below the cornice line. Overall, the chateau’s aristocratic
bearing has an authenticity one comes to expect in the Mr. Trumbauer’s
mature work. The setting was enhanced by an Olmsted Brothers naturalistic
park that was augmented by a series of formal gardens immediately surrounding
the structure which still remain today. Midlantic's Chairman, Mr. Batoff,
has taken great pride in his historical renovation of Bloomfield.
